📰 Protect Lake Erie: Proper Disposal of Motor Oil and Hazardous Waste

Did you know that just one quart of motor oil can create an oil slick spanning many acres? This highlights the critical importance of proper waste disposal to protect our environment.

Any substances rinsed from a garage floor or driveway, or dumped down a storm drain, flow untreated into Lake Erie, posing a threat to the aquatic life residing there. To prevent oil slicks in local creeks and maintain a healthy ecosystem, always dispose of used motor oil correctly. Never dump oil into storm drains, and promptly repair any leaks in your vehicle. Use absorbents such as rags or kitty litter to soak up leaks and spills before rainwater can wash them away. Many area auto part stores accept used motor oil for disposal, making it easy to do the right thing.

In addition to motor oil, other hazardous chemicals like leftover solvents, pesticides, and paints should also be disposed of properly. The Lake County Solid Waste District offers special collection events at the Lake County Fairgrounds a few times per year, with their next collection date being September 21st, 2024.

For more information, visit Lake County Special Collections.

Let's all do our part to keep Mentor beautiful and Lake Erie clean. This message is brought to you by the Lake County General Health District and the City of Mentor Engineering Department. For more details, call (440) 974-5785 or email [email protected].

🏘️ Unlocking Homeownership: 2024 Requirements for First-Time Buyers

First-time home buyers in 2024 have access to special mortgage programs with benefits like low down payments and flexible guidelines. To take advantage of these programs, buyers need to meet certain requirements, which include specific income, credit score, and debt-to-income ratio thresholds. Additionally, first-time home buyer grants can help cover down payment and closing costs for those who qualify.

Basic Requirements for Popular First-Time Home Buyer Loans

Here are the fundamental criteria for some of the most popular first-time home buyer loans:

  • FHA Loan: Requires a 3.5% down payment, a minimum credit score of 580, and a maximum debt-to-income (DTI) ratio of 50%.

  • Conventional 97 Loan: Requires a 3% down payment, a minimum credit score of 620, and a maximum DTI ratio of 43%.

  • Fannie Mae HomeReady Loan: Requires a 3% down payment, a minimum credit score of 620, and a maximum DTI ratio of 45%, with income not exceeding 80% of the area median income.

  • Freddie Mac Home Possible Loan: Requires a 3% down payment, a minimum credit score of 660, and a maximum DTI ratio of 45%, with income not exceeding 80% of the area median income.

  • VA Home Loan: No down payment required, minimum credit score between 580-620, and a maximum DTI ratio of 41%, with eligibility based on military service history.

  • USDA Home Loan: No down payment required, a minimum credit score of 640, and a maximum DTI ratio of 41%, with income not exceeding 115% of the area median income and purchase in an eligible rural area.

  • FHA 203(k) Rehab Loan: Requires a 3.5% down payment, a minimum credit score of 580, a maximum DTI ratio of 45%, and a minimum of $5,000 in rehab costs.

General Expectations for Loan Qualification

While the specific rules can vary by program and lender, generally, buyers should have a debt-to-income ratio under 45%, a credit score of at least 580, and down payment requirements starting at 3% of the home purchase price. Loan and income limits also apply, with loan limits varying by location and program type.

Special Circumstances and Eligibility

Some programs allow for exceptions to these requirements. For example, buyers with a credit score as low as 500 might qualify for an FHA loan with a 10% down payment. Additionally, those with higher debt-to-income ratios might still qualify if they have compensating factors like significant savings.

Defining a First-Time Home Buyer

A first-time home buyer is typically someone purchasing their first home, but repeat buyers can also qualify if they haven’t owned a home in the past three years. This three-year rule allows those who have experienced financial setbacks, such as short sales or foreclosures, to re-enter the housing market with the benefits of first-time buyer programs.

Royals Clinch Series with 6-2 Win Against Guardians

Seth Lugo's impressive performance, featuring 10 strikeouts over six shutout innings, earned him his major league-high 11th win as the Kansas City Royals defeated the Cleveland Guardians 6-2. Salvador Perez contributed with a two-run homer, increasing his season total to 14 home runs, and added an RBI groundout. Bobby Witt Jr. had three hits, including a run-scoring triple, and Vinnie Pasquantino also had three hits and an RBI.

Lugo (11-2) allowed just four hits and one walk, marking his third consecutive game with eight or more strikeouts. Manager Matt Quatraro praised the team's early lead and Perez's crucial homer. Logan Allen (8-4) pitched 4 1/3 innings for the Guardians, giving up three runs on six hits.

Jose Ramírez and Josh Naylor drove in runs for Cleveland in the eighth inning, with Ramírez tying Jim Thome for third in franchise history with 620 extra-base hits. The Guardians finished June with a 14-11 record, while the Royals had their first losing month but best June performance since 2017.
