Time to Pack Away the Flip-Flops!
As summer fades and fall tiptoes closer, it's time for the annual shift from carefree days to class schedules, and for many of our children, that shift begins this week. It’s time to swap the sunscreen for notebooks and the beach towels for backpacks. No more pretending the first day won’t arrive—it’s here, ready or not!
If you’ve forgotten that school supplies exist, now’s the time for a crash course. Pens, pencils, binders… Do they still sell Trapper Keepers? Probably not, but whatever your chosen method of organization, the goal is to look like you have it together, even if summer brains are still in full effect.
Now, don't forget: the first day of school isn’t just for the students. Parents, too, have a list of things to remember—like making sure lunches contain actual food. (No, leftover BBQ from Labor Day doesn’t count.) For some, the battle of waking up early is about to become very real. Gone are the lazy mornings of summer, replaced by the delicate art of hitting snooze exactly twice before scrambling to get everyone out the door.
And let’s talk about the kids. Yes, they’re returning to the land of homework, but remind them there are perks: catching up with friends, showing off new outfits, and the undeniable power of fresh highlighters.
As Tuesday approaches, remember this: no one expects perfection. It’s the first day. If you get to the right building, with the right kid, that’s a win. So, shake off those summertime blues and get ready for the next chapter—school days are here again!

🌬️ Beach Hazard Statement Issued: Dangerous Winds and Rip Currents Expected Through Tuesday
Winds will strengthen as Sunday progresses, continuing into Monday, with westerly breezes at 10-15 mph this afternoon, shifting to northerly winds by late Sunday and into Monday, increasing to 15-20 mph. The stronger winds will heighten wave activity, starting with wave heights of less than 2 feet early Sunday, but rising to between 3 and 6 feet later in the day. This weather pattern brings elevated risks for rip currents and waterspouts through Monday.
In response to these hazards, the National Weather Service has issued a Beach Hazard Statement, which will remain in effect through Tuesday afternoon. The combination of wind and wave action will create dangerous currents along the lake shore, posing significant risks to swimmers. The strong currents have the potential to carry individuals away from shorelines, particularly near sandbars and lakefront structures. Officials strongly advise staying out of the water to avoid these hazardous conditions.
Additionally, a Small Craft Advisory has been issued, effective from 8 p.m. Sunday until 5 p.m. Tuesday. Northerly winds between 15-20 knots will generate waves reaching up to 6 feet, making conditions perilous for small watercraft. Less experienced mariners are urged to avoid navigating under these conditions, particularly those operating smaller boats.
Rip currents are powerful, fast-moving water channels that can pull even strong swimmers far from shore. Swimmers are advised not to fight the current but to swim parallel to the shore to escape. Meanwhile, waterspouts, small intense vortexes occurring over water, are also a risk during these cooler air masses passing over the still-warm Great Lakes. These waterspouts can overturn boats and damage larger ships, making it crucial for boaters to remain vigilant and prepared to seek shelter.

💵 Sellers No Longer Obligated to Pay Buyer’s Broker as New Rules Take Effect
Starting this past Saturday August 17, significant changes in the residential real estate market introduced new procedures for anyone buying or selling a home, potentially causing some initial confusion. These changes stem from a 2023 legal ruling on how real estate agents are compensated.
Previously, when a home was sold, the seller typically paid a commission of 5% to 6%, split between the seller’s and buyer’s agents. Critics argued that this structure inflated commission rates and unfairly forced sellers to pay both agents. As a result of the lawsuit, sellers now have the option to decide whether and how much to compensate a buyer's broker, marking a shift from previous practices.
Importantly, compensation details can no longer be listed on the multiple listing service (MLS), the primary real estate database. Instead, sellers may communicate compensation offers through informal channels such as text messages, phone calls, or social media.
On the buyer’s side, new requirements mean that buyers must sign an agreement with their broker before viewing homes. This agreement will clearly outline how much the broker will be paid, which must be defined as a flat fee, percentage, or hourly rate.
While these changes aim to enhance transparency, they also raise questions for many agents and buyers. For example, how will buyers balance broker fees with the cost of a home, especially in markets where sellers may choose not to contribute to the buyer’s broker’s compensation?
In Austin, Texas, where the real estate market has cooled, sellers may still offer to compensate buyer’s brokers to make deals more appealing. However, some agents worry that these shifts could lead to confusion, especially for first-time buyers who might struggle to cover both home costs and broker fees.
Despite the uncertainty, industry experts believe the real estate market will adjust over time. While some agents may exit the profession due to these changes, others see it as an opportunity to reduce commission rates and increase transaction volume.
In the long term, these adjustments could lead to a more transparent and consumer-friendly market, though the true impact may not be felt for several years.

⚾ Brewers' Pitching Silences Guardians in 2-0 Victory
The Milwaukee Brewers secured their fifth consecutive victory with a 2-0 win over the Cleveland Guardians on Sunday, which completed the sweep of the series. The Brewers, currently leading the NL Central, improved to 72-52, marking a season-best of 20 games above .500. Their recent performance includes a 7-3 record during a 10-game homestand, which featured a split series against the NL West-leading Los Angeles Dodgers and a sweep of the AL Central-leading Guardians.
Colin Rea led the charge, carrying a no-hitter into the sixth inning and finishing with seven innings pitched, allowing just two hits and no walks while striking out five. Rea handed the game off after hitting a batter to start the eighth, with Bryan Hudson shutting down the inning and Jared Koenig closing out the ninth for his first career save.
The Brewers offense came early, with Brice Turang scoring on Willy Adames' single in the first inning, and Sal Frelick crossing the plate in the second after an RBI groundout by Eric Haase. Cleveland’s Ben Lively allowed the two runs across six innings, but Milwaukee's early lead proved enough as the Guardians struggled to produce any significant offense.
Hits by Steven Kwan and Will Brennan were all the Guardians could muster. Fortunately, the Twins also lost on Sunday so the Guardians remain 2 games up on Minnesota and now just 3 games up on Kansas City.
The Guardians now have a day off before beginning a three-game series against the New York Yankees.
