📰 Evening Rush Hour Deemed Most Dangerous for Ohio Drivers, Study Finds

A recent study from the National Highway Traffic Safety Administration (NHTSA) has highlighted the most dangerous times to drive across the United States. The analysis, which covered fatal crash data from 2017 to 2022, was examined by personal injury lawyer Scott Vicknair. The findings pinpoint the riskiest time to be on the road in each state, with a notable focus on Ohio.

In Ohio, the data revealed that the most hazardous hour for driving is between 6 p.m. and 6:59 p.m. During this period, 402 of the state’s 6,705 fatal crashes occurred over the five-year span. This peak coincides with evening rush hour, traditionally a time of higher traffic volume as people return home from work.

The trend is not limited to Ohio. Nationwide, the 6 p.m. to 6:59 p.m. window recorded the highest number of fatal crashes. Interestingly, while the afternoon and evening consistently proved to be the deadliest across all states, no state saw its highest fatality rates in the morning, an unexpected finding according to experts from Vicknair’s office.

🏠 FHA Streamline Refinance: Quick and Easy Way to Cut Your Mortgage in 2024

For homeowners with an existing FHA loan, the FHA Streamline Refinance offers an easy path to reduce your interest rate and monthly payments. It’s designed to be a hassle-free process with minimal paperwork and requirements, making it one of the most efficient refinancing options available.

What is the FHA Streamline Refinance?

The FHA Streamline Refinance is a refinancing program created for those who currently have an FHA-backed mortgage. Its primary goal is to make refinancing more accessible and affordable by offering reduced interest rates, simplified paperwork, and no need for a new home appraisal. This means that even homeowners with less-than-perfect credit or limited income verification can take advantage of it.

Key Benefits of the FHA Streamline Refinance

  1. Competitive Interest Rates: The FHA Streamline Refinance often offers lower interest rates compared to other mortgage refinancing options. As of late September 2024, the average rate for a 30-year FHA refinance stands at 6.099% (6.14% APR).

  2. No Home Appraisal Needed: Unlike many refinancing options, the FHA Streamline doesn’t require a new home appraisal. This saves time and money, making the process smoother and quicker.

  3. Simplified Qualification: The program doesn’t usually require income verification or a credit check, which makes it ideal for borrowers who have experienced job loss, reduced income, or credit challenges.

  4. Options for Underwater Mortgages: If your current FHA loan is “underwater” (you owe more than your home's value), you can still refinance with this program, which is a unique feature among refinancing options.

  5. Potential MIP Refund: If you refinance within the first three years of your existing FHA loan, you could receive a partial refund on the upfront mortgage insurance premium (UFMIP) you originally paid.

Drawbacks to Consider

  1. Closing Costs: Borrowers will still need to cover upfront closing costs, which cannot be rolled into the loan amount. Although some lenders may cover these costs with a "no-cost" option, this typically results in a higher interest rate.

  2. Limited Cash-Back Option: The FHA Streamline Refinance doesn’t allow borrowers to cash out their equity beyond $500. For those needing significant cash, other refinancing options, like the FHA cash-out refinance, would be more appropriate.

  3. Mortgage Insurance: You’ll still need to pay both the annual mortgage insurance premium (MIP) and the upfront mortgage insurance premium (UFMIP). The only way to eliminate this is by switching to a conventional loan, which usually requires at least 20% equity and a credit score of 620 or higher.

Current Rates for FHA Streamline Refinance

As of September 29, 2024, the typical rates for an FHA Streamline Refinance are:

  • 30-Year FHA Fixed Rate: 6.099% (6.14% APR)

  • 15-Year FHA Fixed Rate: 6.099% (6.14% APR)

Who Should Consider an FHA Streamline Refinance?

The FHA Streamline Refinance is particularly advantageous for current FHA borrowers looking to lower their interest rates, monthly payments, or switch from an adjustable-rate mortgage to a fixed-rate option. It’s also ideal for those who may have credit or income challenges or for homeowners whose property value has decreased since their original purchase.

🏈 Browns’ Go-Ahead Touchdown Wiped Out as Familiar Struggles Persist in Loss to Raiders

The Cleveland Browns faced a familiar, disappointing narrative in their 20-16 loss to the Las Vegas Raiders on Sunday, a game that should have been a turning point but instead became another chapter in the team’s ongoing struggles. In a pivotal moment late in the game, wide receiver Amari Cooper broke free downfield, catching a pass from quarterback Deshaun Watson that seemed destined to secure a go-ahead touchdown. As Cooper crossed the goal line, it looked like Cleveland could finally celebrate. However, a holding penalty dashed their hopes, and what could have been a game-changing moment was wiped away.

This defeat felt reminiscent of Browns losses from the past, despite the talent and experience that the current regime has brought to Cleveland. Under the leadership of President of Football Operations Andrew Berry and head coach Kevin Stefanski, the Browns have assembled one of their most talented rosters in years. Yet, despite these efforts, they continue to find ways to sabotage themselves, showing that even with significant investments in high-profile players, victory is not guaranteed.

Watson, who joined the Browns in a highly publicized trade worth $230 million, has been under intense scrutiny for his performance. Unfortunately for Cleveland fans, Sunday’s game showed shades of past quarterback failures, with Watson’s connection to Cooper looking eerily similar to the struggles of former Browns players in previous years. An interception that bounced off Cooper's chest into the hands of the Raiders was just one of many moments that brought back memories of a franchise plagued by inconsistency.

Despite the vast resources poured into the team, Cleveland has stumbled to a 1-3 start. Watson’s struggles, combined with an injured and frequently penalized offensive line, have made it difficult for the team to find its rhythm. While Watson ranks near the bottom of quarterback statistics this season, much of the blame also lies with the team's infrastructure. Injuries, penalties, and costly mistakes have left the Browns unable to support their quarterback adequately, echoing the same issues that have plagued the franchise for years.

⚾ Cleveland Guardians Season Finale Canceled After Rain Delay

The Cleveland Guardians' regular season finale against the Houston Astros, originally set for Sunday afternoon, was canceled after a three-hour rain delay at Progressive Field. The first pitch had been scheduled for 3:10 p.m., but persistent rain forced the game to be called off.

Fans who had tickets for the canceled game will receive an email soon with details about a credit for Sunday's game. Additionally, they'll be offered a chance to attend a game for free in April 2025, with the exception of the Home Opener.

Having already secured the American League Central Division title and the No. 2 seed for the postseason, the game held little consequence for the team itself. However, it was significant for José Ramírez, who was on the brink of making history. Ramírez was just one home run and one double away from becoming the second player ever to achieve a 40/40/40 season, a remarkable feat in baseball history. If he had hit a home run on Sunday, Ramírez would have joined the elite "40/40 club," becoming only the seventh player to achieve this milestone.

The Guardians now turn their attention to the postseason with the Divisional round starting on Saturday.
