📰 Mentor's Industrial Market Remains Strong with Low Vacancy in 2025

City of Mentor
Industrial properties in Mentor remain in high demand, with the city reporting a 97.8% occupancy rate in the first quarter of 2025. The data, compiled in the Cleveland 1st Quarter 2025 Industrial Market Report by CoStar, highlights Mentor’s role as a major player in Lake County’s industrial sector.
Mentor accounts for roughly 14 million square feet of industrial space—about 36% of Lake County’s total 40 million square feet spread across 1,346 buildings. Despite a slight uptick in vacancy from the previous quarter, Mentor's industrial market continues to perform well.
Currently, 330,000 square feet of industrial space is vacant in the city, representing 2.2% of the total. This reflects a modest increase from 2.1% in the fourth quarter of 2024 and a rise from 1.5% a year ago in the first quarter of 2024.
Across the broader Lake County market, the vacancy rate stands at just 2.2%, a decrease from both the previous quarter and the same period last year. Regionally, the eight-county Cleveland market, which includes 454 million square feet of industrial space, saw a vacancy rate of 3.5% this quarter—an increase of 0.02% from the end of 2024 but down 0.2% year-over-year.
The largest currently available spaces in Mentor include 170,340 square feet at 7800 Tyler Blvd., 147,973 square feet at 8100 Tyler Blvd., and 73,550 square feet at 8820 East Ave.

The City of Mentor ramps up the fun during the summer – but we can’t do it alone! Every season, we hire hundreds of part-time workers to help in our pools, parks, and camps. Our seasonal positions are critical for the summer because they specifically affect operations and programming that we are able to offer the residents of Mentor.

The Mentor Board of Building & Zoning Appeals will hold its regular meeting on Tuesday, April 8, 2025, at 7:00 PM. The meeting will take place at the Mentor Municipal Center, located at 8500 Civic Center Boulevard, Mentor, Ohio.
Residents are invited to attend this meeting, where the Board will discuss and make decisions regarding zoning variances, building code appeals, and related property matters within the city.

⚾ Cardinals Top Riverside 10-5 Behind McCartney, Vanhuss Heroics
Mentor Handles Riverside 10-5 Behind Strong Bats and Solid Pitching
The Mentor Cardinals picked up another early-season win with a 10-5 victory over the Painesville Riverside Beavers on Thursday, combining timely hitting with aggressive baserunning and a steady performance on the mound.
Mentor jumped out to a fast start, scoring five runs in the first two innings to set the tone. While Riverside responded with a three-run burst in the third, the Cardinals kept applying pressure offensively, ultimately pulling away for a comfortable win.
Jake McCartney was a standout at the plate, going 2-for-4 with a double, a home run, and three RBIs. Austin Vanhuss also delivered a big performance, finishing 2-for-4 with a triple, two RBIs, a stolen base, and two runs scored. Mentor racked up three stolen bases on the day, courtesy of Tyler Black, Dom Valeri, and Johnny Prentice.
Though the Cardinals committed a couple of fielding errors, they were overshadowed by six miscues from Riverside, which proved costly.
On the mound, Peter Kennedy earned the win with four innings of work. He allowed five runs on five hits, struck out four, and walked one. Mentor used a total of three pitchers in the game, helping to keep Riverside's offense in check late in the game.
With this win, Mentor continues to build momentum and will be back in action Saturday with a road game at Kenston.
⚾ Top Prospects, Championship Talent Fuel Captains’ 2025 Opening Day Roster

The Lake County Captains are kicking off their 22nd season today on the road with a roster loaded with talent, including seven of Cleveland’s Top 30 MLB Pipeline prospects.
Leading the group is OF Jaison Chourio (No. 3 CLE, No. 58 MLB), the 2024 Carolina League MVP and Top MLB Prospect. He joins Lake County after a standout season in Single-A Lynchburg and a Futures Game appearance.
Returning are Ralphy Velazquez (No. 5 CLE), a key bat during Lake County’s 2024 Midwest League Championship run, and C Jacob Cozart (No. 16 CLE), who caught every playoff game and delivered clutch hits.
New to the pitching staff are three promising left-handers: Jackson Humphries (No. 18 CLE), Michael Kennedy (No. 19 CLE), and Josh Hartle (No. 23 CLE). Humphries made 23 starts for Lynchburg last season, Kennedy impressed after a trade from the Pirates, and Hartle begins his pro career after a decorated run at Wake Forest.
OF Alfonsin Rosario (No. 26 CLE) adds power to the lineup after being acquired from the Cubs, where he ranked among Single-A leaders in home runs, RBI, and stolen bases.
Not ranked by MLB Pipeline but gaining attention is LHP Matt Wilkinson, who led MiLB in strikeouts per nine innings (13.20) and finished second in ERA (1.90). A 2024 All-MiLB Second Team honoree, he played a key role in last year’s championship.
In total, 17 players return from the 2024 title team, including standout reliever Jay Driver (1.53 ERA), OF Jonah Advincula (32 steals), and INF Jose Devers.
New faces from Lynchburg include INF Christian Knapczyk, RHP Kyle Scott, and LHP Caden Favors, who all had strong 2024 campaigns.
Lake County opens the season April 4 at Great Lakes (Dodgers affiliate) and returns home April 8 for a six-game series against the West Michigan Whitecaps (Tigers affiliate).
