š Renovating to Sell? Hereās What Home Upgrades Deliver the Best ROI
Thinking of renovating your home with resale in mind? Whether youāre preparing to sell or just want to increase long-term value, making smart choices about home improvements can have a significant impact on your return on investment (ROI). Drawing on data from the 2024 Cost vs. Value Report and the Remodeling Impact Report, homeowners can now better understand which projects are worth the expenseāand which may fall short.
Where the ROI Is Strongest
Exterior updates consistently offer the highest payoffs. Replacing a front entry door with a steel version, for instance, delivers a remarkable 188.1% return on investment. Deck additions and siding replacements also perform well, with ROIs above 80%.
On the other hand, large-scale interior renovations like major kitchen remodels or primary suite additions often offer less financial return. A midrange kitchen overhaul, which can cost nearly $80,000, typically recoups only around 49.5% at resale. Bathroom upgrades fare slightly better, with a 73.7% return, but still trail behind simpler, cost-effective fixes.
These figures reflect national averages across 150 U.S. markets, and actual results may vary depending on location, timing, and scope of work.
Smart Design Choices
If you're updating your kitchen or bathroom, stick to neutral colors and classic finishes. Bold choicesālike brightly colored walls or ultra-modern fixturesāmay appeal to you, but they can turn off potential buyers. Simpler changes, like repainting in soft tones or refinishing wood floors, offer high visual impact at a fraction of the cost.
While major interior renovations can be appealing, they often recoup significantly less. Smart color choices, market timing, and budget awareness are all key factors in maximizing home improvement ROI.

ā¾ RamĆrez, Manzardo Power Guardians Past Yankees in 6-4 Win
JosĆ© RamĆrez blasted a three-run homer and Kyle Manzardo followed with a solo shot on the next pitch, sparking the Cleveland Guardians to a 6-4 win over the AL-leading New York Yankees on Monday night. Both home runs came off Clarke Schmidt, who allowed five runs across four innings. Manzardo homered for the third straight game and leads the team with seven.
Cleveland jumped out to a 6-0 lead before New York rallied late. Jasson DomĆnguez hit a two-run homer in the seventh, and Jazz Chisholm Jr. added another in the eighth, snapping a 1-for-18 slump. The Yankees finished 0 for 5 with runners in scoring position.
Gavin Williams picked up the win, giving up two runs on seven hits in 6 1/3 innings. Cade Smith earned his first save of the season, striking out Aaron Judge with the tying run on second to end the game. Judge extended his on-base streak to 19 games and continues to lead MLB in average, hits, and RBIs.
RamĆrez moved into second place on Clevelandās all-time extra-base hits list with 668, passing Hall of Famer Tris Speaker. Only Earl Averill (724) has more.
The series continues Tuesday with Yankees right-hander Will Warren facing Guardians righty Tanner Bibee.
ā¾ Radiganās Late Homer Lifts Lake Catholic Over Mentor in Thriller
Lake Catholic continues to thrive under pressure, and their April 21 showdown against Mentor proved no different. In their third one-run game of the season, the Cougars once again came out on top, edging the Cardinals 5-4 thanks to a late two-run homer from Patrick Radigan. The clutch shot in the top of the sixth turned a one-run deficit into a lead that held, pushing Lake Catholicās perfect record to 9-0 while Mentor slipped to 8-2.
The Cougars opened the scoring in the first inning with AJ Trobenterās double bringing in Caden Boyers, but Mentor answered right away as Tyson Cendrowski drove in Brayden Bortnick to even the game. Both teams traded blows through the middle innings ā Pete Malcheskyās RBI single was matched by a triple from Austin Vanhuss and another sac fly from Bortnick, who had two on the night.
The game stayed tight, never separated by more than a run. Micah Nyetrae tied it again at 3-3 with a double in the fifth, but Mentor reclaimed the lead in the bottom half thanks to Vanhussās single, two stolen bases, and a third sacrifice fly from Bortnick.
Then came the sixth inning heroics. After Tyler Rhibar reached on a single, Radigan stepped up and launched a 2-2 pitch deep to right, flipping the lead and the momentum. It marked his second home run of the season and delivered the final blow in a game full of back-and-forth drama.
On the mound, Shea Sievers and Rhibar delivered solid performances for Lake Catholic, helping to keep Mentorās offense contained during key moments. The Cougars have made a habit of winning tight games this season, and their poise showed once again.
With the season at its midpoint, Lake Catholic stands among four undefeated teams in the region. Tough matchups loom with games against fellow unbeaten Gilmour Academy and conference opponents CVCA, Padua, and NDCL. But the Cougars remain locked in, confident in their chemistry, leadership, and clutch ability.
Mentor, meanwhile, saw encouraging signs from its deep pitching rotation. Four different arms took the mound, each offering a different look. Coach Jeff Haase used the game as a developmental opportunity, especially for players like Johnny Prentice, who is working back from surgery, and Adam Adkins, who pitched well despite allowing Radiganās homer.
Both teams return to action April 22 ā Lake Catholic visits Mayfield, and Mentor heads to Kenston looking to bounce back.
š„ Mentor Softball Crushes North Behind Hayduās Big Day
The Mentor Cardinals varsity softball team delivered a commanding performance on Monday, rolling past the North Rangers with a 17-2 victory at home. The Cardinals set the tone early, putting up two runs in the first inning, then exploding for eight more in the second. They followed that with a six-run third inning to take complete control of the game.
Mentorās offense was relentless, piling up 16 hits in total. Maggie Haydu had a standout game both at the plate and in the circle. She went 2-for-2 with a home run and drove in four runs, while also earning the win as the starting pitcher. Ireland Rainey added to the offensive surge with a 3-for-4 performance, including a triple and two runs scored.
Sophia Smalley also had a strong showing, going 2-for-4 with a pair of doubles, two RBIs, and two runs scored. In total, Mentor recorded four doubles in the game and capitalized on six errors committed by North, making the most of every opportunity.
With the win, Mentor improved to 8-6 on the season and remained undefeated in conference play at 5-0. The Cardinals return to action today with a home game against Brunswick, who enters with a 7-2 record.
