Road and Storm Sewer Repairs Begin October 6 on Munson Road

From the City of Mentor

“Starting MONDAY, OCTOBER 6th, Road and Storm Sewer repairs will occur on Munson Road at Civic Center Blvd. Southbound traffic will be maintained at all times. Northbound traffic on Munson Road will be CLOSED just north of the entrance to the high school. Access to the Civic Center, Mentor High School, and the UH facility will be maintained at all times.”

Drivers are advised to plan accordingly and follow posted detours to ensure safe and efficient travel through the area during the construction period.

Mentor’s Howl-o-Ween Party Promises Tail-Wagging Fun for Dogs and Owners

Get ready for a spooky celebration with your four-legged friend at the Mentor Dog Park! On Friday, October 10, 2025, from 5:30 PM to 6:30 PM, the park will host its annual Howl-o-Ween Party for Dogs—a festive hour of fun featuring contests, prizes, and plenty of pup-friendly entertainment.

Whether your dog is a ghost, pumpkin, or superhero, this event is the perfect opportunity to show off your pet's costume and enjoy the company of fellow dog lovers. Expect fun competitions and themed activities designed for dogs and their humans to enjoy together.

All participating dogs must be licensed, have current vaccinations, and not be in heat to enter the dog park. Children are welcome but must be accompanied by an adult.

Mentor Office Vacancy Drops to 2.4% in Q3 2025

The office vacancy rate in the City of Mentor fell to 2.4% in the third quarter of 2025, continuing a positive trend in local commercial real estate. This marks a 0.5% drop from the second quarter and a 0.7% improvement compared to the same period last year, according to data from the Cleveland Office Market Report by CoStar.

Mentor plays a significant role in the Lake County office market, which includes approximately 5.5 million square feet of office space spread across 479 buildings. Mentor accounts for about 1.7 million square feet, or 30% of that total. Lake County’s overall vacancy rate rose slightly to 3.8% this quarter—up 0.2% from Q2 but down 0.4% year-over-year.

Across the broader eight-county Cleveland region (Ashtabula, Cuyahoga, Geauga, Lake, Lorain, Portage, Medina, and Summit), the office vacancy rate stands at 9.0% for Q3, reflecting continued softness in the overall regional market.

In Mentor, the largest available office listings include 12,515 square feet at 8339 Tyler Blvd., 10,884 square feet at 9500 Mentor Ave., and 9,801 square feet at 9853 Johnnycake Ridge Rd.

The figures were compiled by the City of Mentor’s Planning and Development Department using data provided by CoStar.

October 2025 Mortgage Rate Outlook: Will Rates Finally Fall?

Mortgage rates inched higher heading into October, continuing a recent upward trend. The average 30-year fixed rate rose to 6.34% from 6.30%, according to Freddie Mac. Despite this rise, rates remain below the 52-week average of 6.71%.

The federal government shutdown has added uncertainty to the housing market, particularly for buyers relying on federally backed loans. FHA, VA, and USDA loan processing has slowed, and the USDA has paused new loans and closings.

Looking ahead, most experts expect rates to remain stable or decline slightly in October. Slowing economic activity, weaker job data, and consumer spending are pushing expectations for another Federal Reserve rate cut by month’s end. Analysts generally expect rates to stay within a 6.25%–6.5% range this month.

Mortgage application activity has cooled. In late September, applications fell 12.7%, with refinances down 21% and purchase applications dipping by 1%.

While some economists anticipate a gradual decline in rates through year-end, they caution that volatility will persist. Many believe current rates may be settling into a new norm, driven by ongoing inflation concerns and economic fragility.

Forecasts from housing authorities predict average 30-year rates above 6.3% for Q4 2025, with some projections as high as 6.7%. Still, rates remain historically low compared to long-term averages near 7.8% dating back to the 1970s.

Borrowers are encouraged to be proactive. Getting pre-approved, comparing lender quotes, and acting quickly are key strategies. Experts warn against waiting for an ideal rate, emphasizing the importance of locking in a workable deal when market conditions allow.

Although some rate relief is expected, Fed policy shifts, inflation data, and broader economic trends will continue to shape the mortgage landscape heading into 2026.

🏈 Missed Opportunity: Browns Let Victory Slip Away Against Vikings

Browns Let Late Lead Slip Away in Crushing Loss to Vikings in London

The Cleveland Browns let a golden opportunity slip away Sunday in London, falling 21-17 to the Minnesota Vikings. Despite holding a late lead and controlling key aspects of the game, the Browns once again came up short in a frustrating loss.

Rookie quarterback Dillon Gabriel made a solid debut, throwing two touchdown passes, while running back Quinshon Judkins added 110 rushing yards. The Browns also forced two turnovers and led at halftime for the first time all season.

Cleveland's game plan—control field position, play aggressive defense, and avoid mistakes—worked for most of the day. They held a 17-14 lead with just minutes left and had their defense on the field to close the game.

But Minnesota, behind an injury-depleted offensive line, strung together a 10-play, 80-yard drive capped by a go-ahead touchdown with 25 seconds remaining. Carson Wentz completed nine passes on that final drive—nearly matching his total from the rest of the game.

The Browns also failed to extend their final offensive possession, going three-and-out before punting it back. Costly penalties (10 total) and poor third-down execution (3-for-15, none in the fourth quarter) added to their struggles.

Instead of celebrating a road win, Cleveland falls to 1-4 and faces rising pressure ahead of a key divisional matchup against Pittsburgh next week.
