⛅ Nice Monday Weather, Midweek Storm Brings Rain, Strong Winds

Monday will bring sunshine and dry conditions, with highs reaching the low 40s. By Monday night into Tuesday morning, a light mix of rain and snow may move through, but temperatures will stay above freezing in the mid-30s, preventing any significant impacts.
Tuesday will see scattered showers mixed with some dry periods, as temperatures rise to the mid-50s.
A more significant weather system arrives Wednesday, bringing rain showers and the possibility of thunderstorms. Gusty winds will accompany the warm surge, pushing highs to around 60 degrees. Stormy conditions for sure on Wednesday.
By Wednesday night, colder air will move in, turning the rain into snow. Snow showers will linger throughout Thursday, with temperatures holding steady in the low to mid-30s.
Friday offers a brief break with dry weather before another chance for light snow returns on Saturday.
🥇 Memorial 7th Grader Wins Tri-County Spelling Bee, Advances to Nationals

Sebastian Gil - Mentor Local Schools
Sebastian Gil, a 7th-grade student at Memorial, has secured a spot in the prestigious Scripps National Spelling Bee after winning the Tri-County Spelling Bee. His victory comes after an earlier triumph in the Lake County Spelling Bee, which qualified him for the regional competition. With his latest win, Sebastian will now head to Washington, D.C., in May to compete on the national stage.
📰 Shoreline Protection and New Amenities Planned for Mentor Lagoons
The Mentor Lagoons Marina and Nature Preserve stands as the crown jewel of Mentor’s 1,200-acre parks system, attracting over 200,000 visitors annually. Serving boaters, hikers, bikers, and nature enthusiasts, it remains one of the most popular outdoor destinations in the region.
A Rich History and Ongoing Preservation
The property has faced multiple near-developments in the past, but a landmark decision nearly 30 years ago allowed Mentor to secure it through eminent domain—the first case of its kind in Ohio. Since then, significant improvements have been made to protect and enhance the area.
The marina itself is home to over 500 seasonal boaters, with docks dating back to the 1920s when the site was envisioned as the "Venice of the North." A long-term restoration project is underway to replace approximately 600 feet of bulkhead annually, a process expected to take three more decades to complete.
Shoreline Challenges and Future Plans
Historically high water levels have caused shoreline erosion, with 40 feet lost in some areas last year alone. To combat this, over 1,200 linear feet of revetment have been installed in the past decade to protect the marina harbor. The city is currently working with a nationally recognized consulting firm to develop a shoreline master plan, and efforts are underway to secure federal funding for further improvements.
Mentor Marsh and Expanded Amenities
Biodiversity at Mentor Marsh has flourished thanks to partnerships with organizations like the Cleveland Museum of Natural History, drawing an increasing number of birding enthusiasts, especially during migration seasons.
To enhance accessibility, an ADA-compliant boardwalk and viewing platform were added in 2023, with plans for a 95-foot-tall observation tower currently in development. Additionally, a new waterfront building is set to open this spring, offering concessions, outdoor seating, and rentals for kayaks, canoes, paddleboards, and pedal boats.

📉 30-Year Fixed Mortgage Rate Hits Two-Month Low
Mortgage rates continued their downward trend today, with fixed-rate loans seeing another drop, while adjustable-rate mortgages (ARMs) experienced slight fluctuations. The average 30-year fixed mortgage rate now sits at 6.75%, marking a two-month low, according to Freddie Mac.
Economic indicators remain mixed, but falling Treasury yields are expected to keep mortgage rates under pressure in the short term. The 10-year Treasury yield declined to 4.251% from 4.296%, a trend that typically benefits mortgage rates. Meanwhile, stock markets showed gains, which can have the opposite effect.
Among fixed-rate loans, the 15-year mortgage rose slightly to 6.04%, while the 30-year fixed FHA and VA loans also saw minor increases. The 5/1 adjustable-rate mortgage (ARM) averaged 6.17%, offering an initially lower rate before adjusting annually after five years.
Looking ahead, forecasts from Fannie Mae and the Mortgage Bankers Association (MBA) suggest a slow but steady decline in mortgage rates throughout 2025, with projections landing between 6.5% and 6.9% by year-end. Economic reports and Federal Reserve commentary remain key factors influencing market movements in the coming weeks.

🏀 Hunter’s Clutch Three Lifts Cavaliers to 50th Win of Season
The Cleveland Cavaliers pulled off a dramatic 133-129 overtime victory against the Portland Trail Blazers on Sunday, overcoming an 18-point deficit in the third quarter. De’Andre Hunter led the charge with a season-high 32 points, including a clutch three-pointer with 30 seconds remaining in OT to give the Cavs the lead for good.
Despite missing All-Star guard Donovan Mitchell due to planned rest, Cleveland showed resilience, winning for the 14th time in 15 games. Ty Jerome contributed 25 points, while Evan Mobley added 20. This victory marked the Cavaliers' 10th consecutive win and made them the first team in the NBA to reach 50 wins this season.
Portland's Deni Avdija had an impressive night, notching his first career triple-double with 30 points, 12 rebounds, and 10 assists. Anfernee Simons also chipped in with 27 points. The Blazers pushed the Cavs to the brink, taking a late lead in overtime after a three-pointer by Simons with 44 seconds left. However, Hunter's decisive shot, followed by two free throws in the closing moments, sealed the win for Cleveland.
The Cavaliers, now 28-4 at home, continue their push for playoff positioning as they enter a demanding March schedule with their next game on Tuesday in Chicago.
