📈 Mortgage Credit Index Climbs Again, Signaling Improved Access for Buyers

Mortgage credit availability continued its upward trend in February, reaching its highest level in nearly two years, according to the Mortgage Bankers Association (MBA). The increase reflects an ongoing shift in lending standards as economic conditions evolve.

The MBA’s Mortgage Credit Availability Index (MCAI), which measures the ease of obtaining a mortgage, rose to 100.4 in February from 99 in January. This marks the third consecutive month of growth and the highest reading since March 2023. The expansion was largely driven by increased investor demand for adjustable-rate mortgages (ARMs) and cash-out refinancing options.

Both conventional and government-backed mortgage credit supply grew over the month. Conventional mortgage availability rose by 1.3%, with jumbo loans—typically used for high-value properties—increasing by 1.9%. Government-backed mortgages, including FHA, VA, and USDA loans, saw a 1.4% rise in credit availability.

Lenders adjust underwriting criteria based on economic conditions, often tightening requirements in times of uncertainty and relaxing them when the economy stabilizes. The recent growth in credit availability suggests a more favorable lending environment, offering potential homebuyers increased access to financing.

While lending standards have eased, mortgage applicants still need to meet individual financial qualifications. Prospective buyers can improve their chances of approval by strengthening their credit scores and exploring assistance programs that may help with down payments.

With mortgage rates expected to decline later in the year and housing inventory rising, market conditions may continue to improve for homebuyers.

🏀 Cavaliers’ 16-Game Win Streak Snapped by Magic in Tight Finish

The Cleveland Cavaliers' impressive 16-game winning streak came to an end on Sunday night as the Orlando Magic secured a 108-103 victory at Rocket Arena. The loss marked Cleveland’s first defeat since February 4.

Sunday’s matchup was a rematch of last year’s first-round playoff series, where the Cavaliers edged out the Magic in seven games. However, this time, Orlando flipped the script, earning a hard-fought win on the road.

Cleveland controlled the first half, taking a commanding 60-47 lead at the break. But Orlando stormed back in the third quarter, using a 16-6 run to seize their first lead since the opening minutes. The game remained tight down the stretch, with Kentavious Caldwell-Pope drilling a clutch three-pointer to tie the game at 100 with 1:41 remaining.

From there, the Magic closed on an 8-3 run, while the Cavaliers struggled from beyond the arc. Cleveland missed five three-pointers in the final 30 seconds and finished just 10-of-40 from deep, compared to Orlando’s 13-of-31 shooting. Despite dominating inside with a 52-30 edge in points in the paint, Cleveland was outscored 16-4 in fast-break points, a key factor in the loss.

Standout Performances

Orlando Magic: Paolo Banchero led the way with 24 points, 11 rebounds, and seven assists, marking his seventh double-double of the season. Franz Wagner contributed 22 points and eight rebounds. Kentavious Caldwell-Pope finished with 15 points, including the game-tying three in the final minutes.

Cleveland Cavaliers: Donovan Mitchell paced the team with 23 points but struggled from the field (9-of-29 FG, 3-of-14 3PT). Jarrett Allen posted a double-double with 20 points and 12 rebounds. Darius Garland chipped in 19 points, six rebounds, and four assists.

The Cavaliers will look to bounce back on Tuesday when they face the LA Clippers in Los Angeles.
