📰 Shoreline Erosion Prompts Closure of Mentor-on-the-Lake Playground
Erosion Forces Closure of Playground at Overlook Beach Park in Mentor-on-the-Lake
Due to ongoing shoreline erosion along Lake Erie, the playground at Overlook Beach Park in Mentor-on-the-Lake has been closed indefinitely. The city's administration announced the closure on April 11, citing safety concerns as the shoreline continues to recede near the playground area, creating a hazardous hole near the fence line.
City officials are urging residents to keep children away from the restricted zones while plans are underway to address the situation. The playground is set to be dismantled and relocated to a safer location within the park. In addition, efforts will be made to reinforce the shoreline and prevent further erosion.
The city emphasized that while these improvements will take time, updates will be provided as progress is made.

🚨 Chaos Erupts at Great Lakes Mall Arcade, Teen Staff Reported Shoved
An incident at the Round1 Arcade inside Great Lakes Mall in Mentor has sparked concerns after multiple altercations were reported involving patrons and young employees. According to witness accounts circulating online, the chaos unfolded when fights broke out near the entrances, with some adult customers reportedly shoving teenage staff members.
In response to growing disorder, management allegedly instructed several teen workers to check IDs on the arcade floor and remove anyone under 21 who was not accompanied by an adult. This directive reportedly led to tense interactions, including a verbal confrontation between a parent and one of the employees.
Further accounts described unruly groups of young patrons throwing food into bowling lanes, contributing to the already chaotic scene. The situation has prompted questions about how the incident was handled and whether proper measures are in place to protect underage staff during disruptive events.
Local authorities have not yet confirmed details, but the incident has been reported in multiple locations online.

🏡 10 Ways to Avoid PMI Without a 20% Down Payment in 2025
Private mortgage insurance (PMI) is a common expense for homebuyers who can’t afford a 20% down payment. While PMI allows buyers to secure a mortgage with less money upfront, it adds a significant cost to monthly payments. Fortunately, in 2025, there are several ways to avoid PMI—even with less than 20% down.
PMI typically applies to conventional loans when borrowers put down less than 20% of the home’s value. This insurance protects the lender if the borrower defaults. Costs can range from 0.30% to 1.15% of the loan balance annually, meaning it can easily add $100 or more to monthly payments, depending on the loan size and borrower profile.
Strategies to Avoid PMI in 2025
Even if you’re short of the 20% threshold, several loan options and strategies can help you sidestep PMI:
Lender-Paid Mortgage Insurance (LPMI): Instead of paying PMI monthly, lenders cover the cost and typically charge a slightly higher interest rate in return.
Piggyback Loans: A popular option, especially for conventional loans. This involves taking a second mortgage to cover part of the down payment—typically in an 80/10/10 setup (80% first mortgage, 10% second loan, 10% down payment).
VA Loans: Available to eligible veterans and active-duty service members, VA loans require no down payment and come with no PMI.
USDA Loans: Designed for buyers in qualifying rural areas, these loans also require no down payment and no PMI, though they include a separate mortgage insurance fee.
First-Time Homebuyer Programs: Many local and state programs offer loans with low down payments and no PMI requirements.
Portfolio Loans: These are mortgages held by the lender instead of being sold to investors, and they may not require PMI even with less than 20% down.
High-Balance or Jumbo Loans: While not all jumbo loans require PMI, lenders typically expect a higher down payment or strong financial reserves.
Gifts or Grants: Using gifted funds from family or grants from down payment assistance programs can help buyers reach the 20% mark and avoid PMI.
Home Price Negotiations: Reducing the purchase price through negotiation may allow the buyer’s available down payment to hit the 20% threshold.
Employer Homebuyer Assistance Programs: Some employers offer housing assistance that can help increase the effective down payment and eliminate the need for PMI.
PMI vs. FHA MIP
It’s essential to distinguish PMI from the Mortgage Insurance Premium (MIP) required for FHA loans. While PMI can be canceled once the loan balance reaches 80% of the home's value, MIP usually lasts for the life of the loan—unless a 10% down payment was made and the borrower has paid MIP for at least 11 years. In such cases, refinancing into a conventional loan may be the best way to eliminate MIP.
Getting Rid of PMI After Buying
For current homeowners, PMI can often be removed once they’ve paid down their mortgage to 80% of the home’s original value. Lenders are required by the Homeowners Protection Act to automatically cancel PMI at 78% loan-to-value (LTV), provided the borrower is current on payments. Homeowners can also refinance if their home’s value has increased, potentially qualifying them for a new loan without PMI.
