🥵 Heat Index Soars to 105—Relief May Arrive by Wednesday
The oppressive heat continues to grip the region, with persistent heat remaining in place through Tuesday. Conditions will stay sunny, hot, and humid today, with afternoon temperatures climbing into the lower to mid-90s. Factoring in the humidity, the heat index will soar to between 95 and 105 degrees, making for a sweltering day. The most intense heat is expected between 11 a.m. and 8 p.m., urging residents to take precautions during peak hours.
Tonight will remain clear, warm, and muggy, with overnight lows dipping only into the 70s. Relief may be on the horizon, however, as a cold front approaches the area by Tuesday night. This shift will begin to break down the heat by Wednesday and also bring back the chance for showers and thunderstorms.
🍞 United Way of Lake County Distributes $88K in Food to Local Pantries
United Way of Lake County (UWLC) recently distributed over $40,000 in food to 37 local pantries through its 2025 Feed Lake County campaign, bringing total food contributions to more than $88,000 as of June 11.
The drive raised $50,269, with a $25,000 match from Buyers Products Co. and support from the Osborne Charitable Trust. Over $48,000 in food donations were collected, much of it distributed through UWLC’s year-round pantry shopping program, which allows pantries to restock as needed.
With more than a third of Lake County residents struggling, UWLC urges continued donations. Checks can be mailed to 9285 Progress Parkway, Mentor, OH 44060 (Attn: FLC), or contact David Whittaker at [email protected] to help.
📰 STERIS Lands Multi-Year Medical Supply Contract Worth Up to $450 Million
STERIS Corporation, headquartered in Mentor, Ohio, has secured a significant federal contract extension valued at up to $450 million. The deal, facilitated through a modification of an existing agreement with the Defense Logistics Agency (DLA) Troop Support, grants a five-year option period to provide patient monitoring systems and capital medical equipment.
The renewed agreement ensures continued support for the Army, Navy, Air Force, Marine Corps, and other federal civilian agencies. The ordering period now runs through June 22, 2030. Great news for one of our local Mentor based businesses and the employees there.

🏡 Buy a Home with Just 3% Down: What to Know About the Conventional 97 Loan
The Conventional 97 loan is a mortgage program designed to help first-time home buyers purchase a home with just 3% down — far less than the traditional 5% to 20% required by many standard mortgages. Offered by most lenders and backed by Fannie Mae or Freddie Mac, it allows a loan-to-value (LTV) ratio of up to 97%, making homeownership more accessible with minimal upfront costs.

With a 97% LTV, this mortgage covers almost the entire home price, leaving only 3% for the buyer to pay out of pocket. For example, on a $300,000 home, the buyer would only need to put down $9,000.
This program is ideal for first-time buyers who haven't owned a home in the past three years and might struggle to save a large down payment. Even better, it allows gifted funds or down payment assistance to cover the 3% requirement.
📋 Loan Requirements
To qualify, borrowers must meet the following:
Minimum 620 credit score
3% minimum down payment
Debt-to-income (DTI) ratio ≤ 43%
Two-year work history and steady income
Owner-occupied property only
At least one borrower must be a first-time buyer
Loan amount must stay within conforming limits
There are no income limits, unlike some similar programs. If all applicants are first-time buyers, at least one must complete a homeownership education course, typically available online at no cost.
💡 PMI Considerations
Because the down payment is under 20%, private mortgage insurance (PMI) is required. This protects the lender in case of default, but it can be canceled once the homeowner builds up 20% equity — either through loan payments or appreciation in home value.

⚾ Cecconi Dominates as Guardians Shut Out A’s in Series Finale
Slade Cecconi delivered a career-best performance Sunday, leading the Cleveland Guardians to a 3-0 shutout over the Oakland Athletics in the series finale in West Sacramento. In his seventh start for Cleveland, Cecconi threw seven scoreless innings, allowing six hits and a walk. The win continued his strong June, during which he has posted a 2.05 ERA over four starts.
Cleveland scored twice in the second inning. Angel Martínez walked, stole second, and scored on Gabriel Arias’ single, followed by a run-scoring double from Nolan Jones. Steven Kwan added a run in the fifth, crossing the plate on a two-out single from David Fry.
JP Sears gave up three runs across five innings for Oakland and has just one win in his last eight starts. Rookie Jack Perkins provided a bright spot for the A’s, pitching three scoreless innings in his MLB debut. Closer Emmanuel Clase made things tense in the ninth, loading the bases with one out before striking out a pinch-hitter and inducing a game-ending groundout to earn his 18th save.
Cleveland wrapped up its road trip at 4-5 and returns home to host the Blue Jays. The Athletics head to Detroit next.

⚾ Captains Rally Past Cubs Again Behind Power Surge, Strong Bullpen
For the second consecutive day, the Lake County Captains overwhelmed the South Bend Cubs with a 10-5 victory, fueled by a late offensive surge and a solid bullpen effort.
Starter Jackson Humphries struggled early, exiting after just 2.2 innings. Though he allowed only two hits, one of which was a home run, his five walks and five unearned runs put the Captains in an early hole. But reliever Jesus Luna steadied the ship with 2.1 scoreless innings and five strikeouts.
Jay Driver took over in the sixth and tossed two strong frames to earn the win, improving his record to 3-1. Jeff Harlow sealed the game with a clean eighth and ninth, earning the save.
Lake County opened the scoring in the second when Jacob Cozart’s single brought home Jose Devers. The Cubs quickly responded in the third, capitalizing on errors and walks, including a two-run homer by Cristian Hernandez that gave South Bend a 5-1 lead.
The Captains chipped away and turned the tide in the fifth with a solo home run by Devers. Wuilfredo Antunez tied the game with a leadoff homer in the eighth, and Esteban González followed later in the inning with a two-run blast to give Lake County the lead.
Antunez capped his night with a two-run triple in the ninth, pushing the score to 10-5. South Bend had no answer in the bottom half, sealing a statement win for the Captains.
